Timing depends on the property and the transaction
When the property and documentation are in order and no material title, tax, construction, permit, trustee-bank, or additional approval issue remains unresolved, a straightforward real estate closing may move toward signing in approximately 20 to 30 days.
This is a conditional estimate, not a guarantee. It refers to possible progress toward signing; registration and final-document work may require additional time afterward.
Connected coordination with the notary office
The Closing Company’s team also works directly within the notary office. As we gather and organize the transaction information and documents, closing coordination and preparation of the notarial documents can move forward in a connected way under the notary’s supervision.
The notary remains responsible for the notarial work and decisions. The Closing Company coordinates the information, requirements, and communication included in its service; it does not replace or control the notary.
What can extend the timeline?
A closing may require more time when the transaction involves:
Missing or incomplete information
Documents may be missing, expired, inconsistent, or require clarification.
Property or record issues
Construction, permits, municipal records, property obligations, ownership information, or boundaries may need attention.
Fideicomiso or bank requirements
A new fideicomiso, assignment, modification, approval, or other trustee-bank requirement may add steps.
Special documents or formalities
Powers of attorney, apostilles, official translations, an SRE permit, or other government requirements may apply in some transactions.
Independent reviews and response times
The notary, trustee bank, authorities, escrow provider, and other independent participants control their own reviews, decisions, requirements, and timing.
After signing, registration and final-document work may continue
Signing is an important milestone, but registration and final-document work may still continue afterward. Depending on the transaction, remaining tax, municipal-record, trustee-bank, or Public Registry steps may also apply.
The Closing Company’s follow-up continues through the post-signing work included in the agreed service, including updates on the applicable registration process and the availability of final documents. Registration may take longer than the work required to reach signing.
